Senior Housing Finance Analyst

Location: Tampa, FL

Discovery Senior Living is seeking an experienced Senior Housing Finance Analyst to join our Finance team. This role supports strategic decision-making through financial modeling, forecasting, market research, and investment analysis across our senior housing portfolio.

We are looking for a detail-oriented, results-driven professional who can:

  • Conduct in-depth financial analysis of senior housing real estate assets, including cash flow projections, investment return calculations, and sensitivity analyses.
  • Perform market research and due diligence to evaluate potential investment opportunities, market trends, and competitive landscapes.
  • Prepare investment memorandums, financial reports, and presentations for leadership and the board of directors.
  • Collaborate with internal and external stakeholders to create financial models for property valuations, lease analysis, and underwriting.
  • Monitor and analyze property performance, lease agreements, and operational data to identify potential risks and opportunities.
  • Provide financial insights and documentation to support negotiations, divestitures, recaps, and community sales.
  • Stay current with industry trends, regulations, and economic indicators impacting senior housing investments.

Your Role: Senior Housing Finance Analyst

As Senior Housing Finance Analyst, you’ll serve as a key financial partner, providing modeling, research, and investment insights that shape decisions across Discovery’s senior housing portfolio. You’ll bring analytical rigor, financial expertise, and a collaborative approach to ensure accurate forecasting and actionable recommendations.

This is a high-visibility role with impact across multiple functions, ideal for someone who thrives in a fast-paced, growth-oriented environment.

What You’ll Do

Financial & Market Analysis

  • Build and update financial models for valuations, lease analysis, and underwriting.
  • Conduct cash flow projections, IRR analyses, and return sensitivity scenarios.
  • Perform due diligence and assess competitive landscapes to support investment decisions.

Strategic Support

  • Prepare and deliver reports, dashboards, and presentations for senior leadership.
  • Provide financial documentation and insights during negotiations and investment reviews.
  • Assist in budgeting, forecasting, and financial planning processes.

Performance Monitoring

  • Track property and portfolio performance metrics, highlighting risks and opportunities.
  • Support divestitures, recaps, and sales through due diligence management.
  • Stay up-to-date on market, regulatory, and industry trends that affect senior housing.

What You Bring

  • Bachelor’s degree in Finance, Real Estate, Economics, or related field required; Master’s degree preferred.
  • Minimum 2 years of experience in commercial real estate, senior housing, or healthcare financial analysis.
  • Strong financial modeling and advanced Excel proficiency (required).
  • Familiarity with real estate investment concepts, lease analysis, and due diligence.
  • Excellent analytical, written, and verbal communication skills with strong attention to detail.
  • Ability to interpret complex data and provide clear, actionable recommendations.
  • Strong organizational skills with the ability to work independently and thrive in a collaborative environment.
  • Experience using AI for modeling or data insights a plus.
